Beach Baby came to us as an established vacation rental that had lost its footing. Guests still loved the home, but revenue had slid year over year, and a management approach that wasn't keeping up had started to show in the reviews. The bones of the home were good. What it needed was a fresh approach to the guest experience and the operation behind it. We started with an intensive walkthrough of the whole property, moving through it the way a guest would and turning it over the way a cleaner would. From there we built an onboarding and optimization plan, grounded in a competitive-set analysis of the homes Beach Baby was up against, and set up the operational backbone to keep the home improving instead of drifting again. The plan came down to two goals. First, make Beach Baby the obvious choice for families by widening its appeal and giving travelers more reasons to book it over the alternatives. Second, give it a seasonal pricing strategy sharp enough to compete in its market and capture demand when it mattered most.

Scope of Work

Listing turnaround, optimization & relaunch

Key interventions

Refreshed the home where guests feel it.

We brought in all-new premium linens, updated the kitchen appliances, and added the smaller comforts that make a home feel considered from the moment guests walk in. These are the details guests remember and the ones that show up in reviews.

Rebuilt the listing to work harder.

Guests loved Beach Baby once they arrived, but the listing wasn't doing the home justice. We brought in upgraded photography, refreshed the staging, and surfaced amenities the old listing had buried, so the page finally showed the home at its best and gave families a clear reason to choose it.

Priced the home for its market.

A detailed competitive-set analysis showed us exactly what Beach Baby was up against and where it could win. We built a seasonal pricing strategy on top of it, with weekend and high-season multipliers calibrated to capture peak demand without leaving money on the table.

Built the guest experience for five-star reviews.

We added targeted amenities, stocked consumables, and the premium hospitality touches that earn strong reviews and bring guests back. We also set the operational backbone behind the home, so the experience stays consistent and the property keeps improving season over season.

Outcome

Beach Baby went back to market quickly, with refreshed photography, a sharper pricing strategy, and a guest experience rebuilt to compete for families on the coast. The turnaround showed up fast.

Just four months back on the market, Beach Baby has already booked more revenue this year than it averaged annually across the previous three years. Average daily rate is up 30%, and even with lower occupancy than before, the home is earning more than it used to. The reviews have followed: a perfect five-star score, the best the home has ever held.

With the refreshed home, the sharper pricing, and the operational backbone now in place, Beach Baby has what it needs to hold that performance and keep building on it season over season.
